Real estate developers ask for flexible NOC process
Real estate builders from across all the districts were drawn to STATECON 2024 organised by the Confederation of Real Estate Developers’ Associations of India (CREDAI) in Hyderabad on Tuesday.
During the day-long event, members discussed key issues such as reducing registration charges, easing NOC processes and allowing farm layouts to boost real estate in Telangana. Ministers Uttam Kumar and Komatireddy Venkat Reddy assured the attendees that their concerns would be discussed in the Cabinet.
E Premsagar Reddy, President of CREDAI, highlighted the Chief Minister’s vision of developing the State with a three-ring structure, focusing on the Core Urban Region up to the Outer Ring Road (ORR). However, he pointed out that builders in villages face challenges, such as the need to travel to Hyderabad to meet ministers and the delays caused by NOC requirements from multiple departments.
He suggested that if permissions are scrutinised more efficiently initially and there is flexibility with NOC approvals, delays and illegal layouts could be prevented. Murali Krishna Reddy, Chairman of CREDAI, noted that while the real estate sector in Telangana is improving, there are ongoing challenges. He requested the development of grid roads within a one-kilometer growth corridor on the ORR to stimulate growth in the area. Additionally, he advocated for keeping height restrictions in the Peri-Urban Zone and allowing farm layouts, which could provide revenue to the government and meet the growing demand for farm plots post-Covid-19. Speaking on the occasion, Ministers Uttam Kumar and Komatireddy Venkat Reddy, said that Telangana was going global with a focus on the existing landscape, drafting a blueprint of success for the real estate sector, thereby making the State a global investment destination.
He noted the palpable sense of excitement surrounding the city’s imminent growth.
He highlighted that the present Congress government, under CM A Revanth Reddy, had announced several landmark development projects for Hyderabad, including the Future City at Mucherla, the Skill Development University, the expansion of the Metro Rail and the proposed Musi Riverfront Development project. These projects, he said, had created an atmosphere conducive to growth, not only in Hyderabad but also in tier-2 and tier-3 cities across Telangana, which were likely to see substantial development.
