So, what makes MNB Buildfab tick? It’s their people, the passion and the commitment to building something truly special. With decades of experience in real estate, the team knows what it takes to create spaces that are not just functional, but truly unforgettable. From homes that feel like a warm hug to offices that spark creativity and hotels that wow, they’ve got the expertise and the creativity to bring your vision to life. They are not just building structures – they are building relationships, trust and a sense of community. Let’s build something amazing together, says Nakul bajaj, Managing Director, MNB Buildfab!

What guiding principles, based on the founders’ combined 49 years of experience, have held true despite shifting consumer expectations and market dynamics?

Our founding team has almost fifty years of combined experience working on commercial, residential and hospitality projects. Our conviction that real estate should benefit people rather than just fill out paperwork has been consistent over the years. Human-centered design, high-quality construction and total openness are our main priorities. Delivering more than expected without sacrificing honesty or trust is our basic tenet, regardless of how the market changes.

How can you balance innovative aesthetics with practical design in such disparate verticals?

Although the end customers in each vertical we work in vary, the design tenet that form must follow function is always the same. Our goal is to improve utility while producing aesthetically striking architecture, whether it is for a boutique apartment, a busy retail area, or a hospitality establishment. Our projects are based on actual human behaviour rather than merely fads. It involves comprehending how people use space, live and work, then creating designs that accommodate those needs.

One of the cities in India that is changing the fastest is Gurugram. What impact has the city had and how has it influenced the social and architectural fabric of the city?

Even though this is an ambitious city, many homebuyers still have to deal with frustrating issues like delays, subpar homes and a lack of transparency. We saw a chance to set the standard higher. Our projects, such as Ananta Vilasa, are made to represent contemporary goals: practical luxury, centrally located homes and fully furnished residences. As part of our dedication to the community, we have also made deliberate contributions to the city’s approach roads, green belts and neighbourhood infrastructure.

The word “trust” is frequently used in real estate marketing, but it is rarely explained. How do we define it particularly for investors or first-time buyers?

Trust is about taking away the anxiety that consumers usually experience! We have been open and honest about our offerings from the start. No fine print is hidden. High-end fixtures including modular kitchens, wardrobes, ceiling finishes, VRV air conditioning and more are included in our semi-furnished homes. Throughout the purchasing process, we also keep lines of communication open, adhere to deadlines and make sure all documentation is crystal clear. These minor touches have a big impact on creating sincere, long-lasting trust.

What do you think will be the next big thing in Indian real estate development?

Living more responsibly and intelligently is the key to the future! Vertical development will inevitably increase as urban areas become denser, but careful planning and environmentally conscious thinking must be used to counteract this. Today’s buyers demand houses that are lifestyle-driven, tech-integrated, and sustainable. Premium boutique developments with clever floor plans, energy-saving features and contemporary conveniences that can adapt to shifting family dynamics and tastes.

A lot of real estate firms talk about “building dreams.” How can it put that principle into practice, especially in the competitive, high-stakes real estate market of India?

We simplify home ownership, bringing that concept down to earth. People frequently invest months and lakhs of rupees to do what the builder should have provided. Our homes have modular configurations, to make them as near to move-in ready as possible. We also refrain from starting several projects for the sake of scale. By design, we remain boutique, emphasising high engagement and quality over quantity.

How does it uphold Indian values while striving for global standards in real estate, which is increasingly influenced by global aesthetics and technological integration?

Our designs are sleek, high-end, and aesthetically consistent with other countries while also catering to Indian lifestyle demands. This includes features like ample storage, room for domestic help, vastu compliance and well-considered utility layouts. It’s about improving our lives, not simply the way they appear on Instagram.

The founding team includes members from the same extended family. How has this dynamic shaped the company’s culture?

Values naturally coincide under our family-run framework, particularly when it comes to long-term planning. Every choice is made with legacy—not immediate financial gain—in mind. It also enables us to collaborate closely, exchange different viewpoints, and act quickly when necessary. All across the board, the dynamic has promoted a culture of deep accountability and ownership. Ultimately, we want to create a business that represents something significant to successive generations, not merely successful initiatives.

What does success look like in the upcoming ten years, not only in terms of expansion but also in terms of legacy, innovation and influence on community life?

We hope to be recognised in ten years as a developer who transformed the expectations of the real estate market. Clarity, delivery, trust, and comfort are all important aspects of the experience, not just luxury or finish. Our goal is to keep creating homes that are thoughtfully planned, sustainable and feel like homes. Through green initiatives, public infrastructure, or just by improving the standard of real estate in India, we also seek to have a lasting impression on the communities surrounding our developments.
