The National Real Estate Development Council (NAREDCO) Andhra Pradesh has lauded the state government’s recent urban development and revenue reforms, calling them a significant step towards improving ease of doing business and enhancing transparency in regulatory processes. These changes are expected to benefit the real estate and infrastructure sectors by simplifying approvals and reducing procedural bottlenecks.
Speaking at a press briefing on Sunday, NAREDCO AP State president Gadde Chakradhar welcomed the reduction of the minimum road width requirement from 40 feet to 30 feet, stating that it would help regulate unauthorised layouts and improve urban planning. He also noted that the approval of Podium Parking would ease the financial burden on developers who previously faced high costs for cellar parking.
State Executive Vice President Kiran urged further policy adjustments to support developers, advocating for the removal of floor height restrictions for non-high-rise buildings to optimise space utilisation. He also called for setback relaxations for smaller plots adjacent to major roads, arguing that existing regulations were leading to unnecessary land loss for developers. Kiran further welcomed the proposed instalment-based payment system for development fees, which he said would ease financial constraints and facilitate project execution.
State Secretary General Seetaramaiah stressed the importance of seamless inter-departmental coordination to expedite approvals. He pointed out that the government was working on a single-window system integrating various departments, including MAUD, Fire, Revenue, and Airports, to streamline governance. He also praised the modernisation of fire safety policies, which will align regulations with global standards.
State Treasurer Ramesh Babu highlighted the financial relief provided by these reforms, particularly the instalment payment facility. He also noted that basement construction would now be permitted on plots of 500 square metres or more, leading to better land utilisation.
